What to know about a mortgage valuation, report acceptance, NWWI and NHG before choosing a property valuer.

Why does a lender ask for a valuation?

The property is the lender’s security. The lender uses an appropriate valuation to assess the risk and the relationship between the loan and the property value. The lender ultimately decides which report it will accept.

NWWI and NHG are not the same thing

NWWI validates reports from affiliated valuers. Its consumer information explains that a validated report can be used for mortgage finance, subject to the lender’s requirements. NHG has its own current conditions and standards. Always check both the current NHG rules and your lender’s instructions.

An NWWI reference is therefore not a general guarantee that every report will be accepted in every situation. Ask before commissioning:

  • which report format and validation are required;
  • whether the lender or adviser requires a specific system or provider;
  • which valuation date and delivery deadline apply;
  • which documents and property information you must provide;
  • whether a desktop or hybrid valuation is possible for your situation.

Avoid preventable delays

Ask for the requirements in writing and share them with the valuer before booking. Keep documents about the property, renovation, leasehold and owners’ association ready. Read what a valuation report contains and then compare providers on process, acceptance and cost.
