Why do you need a property valuation?
The purpose of a valuation determines which assessment and report you need. Use this overview as a starting point.
Start with the report recipient
A valuation is not a one-size-fits-all product. The right instruction depends on who needs the value and what it will be used for. Ask your mortgage adviser, lender, notary or another relevant party what must be provided before commissioning a valuation.
Common purposes
- Mortgage or refinancing: the lender assesses the value of the property as security. Read mortgage valuation.
- Buying: you want a better view of value and risk before making or finalising an offer. This does not replace a building survey or financial advice.
- Selling: a valuation may inform your pricing strategy. The valuation is not automatically the asking price or final sale price.
- Inheritance, divorce or another division: parties may need an independent value at a particular date. Confirm the required date and report format first.
- Tax or WOZ: check which document the municipality or tax authority accepts. A mortgage report and a WOZ assessment are not the same thing.
Why the purpose matters
Requirements, valuation date, inspection, comparable evidence and report format can differ. A report that works for one purpose is not automatically accepted for another.
