Look beyond the starting price

Valuation costs vary with the purpose, property, report format, region, urgency and additional work. A low advertised amount may cover something different from the complete report your lender accepts. Comparing like for like is more useful than comparing one headline price.

Ask every provider these questions

  • Is VAT included?
  • Which report and validation are included?
  • Is the physical inspection included, and what happens if more information is needed?
  • Are there surcharges for urgency, an unusual property, leasehold, renting or renovation?
  • Do administration, file or cancellation fees apply?
  • When will the report be delivered, and when does the stated timescale begin?
  • What happens if the lender rejects the report because the instruction was not aligned in advance?
