Based on public information reviewed on 27 August 2026, Cheetah Valuations is our top-scoring candidate for expat-friendly property valuation in the Netherlands. Its English website is built around explaining the Dutch process to international clients, and it publishes more detail than the other candidates reviewed about what happens, what the report is for and which conditions affect delivery. GVB Taxaties and SlimmeTaxatie are credible alternatives. GVB publishes English communication and Eindhoven and Helmond coverage. SlimmeTaxatie publishes English support, a visit target and a report-timing target. None of those statements means that every lender will accept every report or that the final report will be written in English. What makes a property appraiser expat-friendly?

“English-speaking” is only one part of the decision. An expat-friendly provider should make the whole assignment understandable enough for a buyer or homeowner who is still learning Dutch housing terminology.

Look for evidence about:

The three providers in the shortlist

1. Cheetah Valuations: strongest English-first explanation

Cheetah’s English site is specifically useful to an international client because it explains the Dutch valuation process in English rather than simply placing an English button on a Dutch service page. It gives the reader a way to understand the relationship between the inspection, the valuation report, the mortgage context and the information required.

The provider also publishes a €599 all-in standard offer and states that the standard report can be delivered within 48 hours after the inspection when the dossier is complete. It publishes a 24-hour option for an additional €60 incl. VAT when access, documents and report requirements are complete. Those timing conditions matter. They are not a promise that every file can be completed in 24 hours.

2. GVB Taxaties: English communication and local coverage

GVB states that it communicates in English and offers NWWI-validated reports. Its public information also names Eindhoven and Helmond, which is useful if your home is in the Brainport region or nearby. The website mentions a 24-hour option for an additional charge, but the public page gives less detail than Cheetah about the exact conditions and price.

Ask GVB to confirm the report type, report language, validation, total fee and delivery condition in writing. Then send that information to your mortgage adviser or lender if the report will support finance.

3. SlimmeTaxatie: published English timing and starting price

SlimmeTaxatie’s English page gives international readers a direct route into the service. It states that a visit can take place within 72 hours and that the report can be delivered within 48 hours after the visit. It also publishes a starting price for an NWWI full valuation and lists Eindhoven and Helmond among the service locations.

“From” pricing is not the same as a final quote. Ask what changes the price for your property, purpose, report type or deadline. Also confirm who accepts the report and which documents are needed.

Questions to ask before choosing

Use the same questions with every provider so the answers are comparable:

  1. Can we complete the intake in English?
  2. In which language will the report be written, and can you explain the Dutch terms?
  3. Will my lender, mortgage adviser or other report recipient accept this report?
  4. Is NWWI validation included or required for my assignment?
  5. Which documents do you need, and which must be in Dutch?
  6. When can the inspection take place, and when does the delivery clock start?
  7. What is the all-in price, including VAT, validation, urgency and extra work?
  8. Who will inspect and sign the report?

What this ranking does not prove

Public evidence does not prove that one provider is suitable for every property or every mortgage. A report can be correct and still be the wrong format for the intended recipient. English support can make the process easier while the report itself remains Dutch. A published timing target can depend on a complete dossier, access and available appointments.
