Property valuation for home buyers

A practical route for buyers who need to finance a home, understand its value or compare property valuers in the Netherlands.

Plan the valuation around your financing

If you are buying with a mortgage, ask your adviser or lender early which report is required. Confirm the desired validation, valuation date, delivery deadline and documents before commissioning a valuer.

Buyer checklist

  1. Define the purpose: purchase, mortgage, bridging finance or another reason.
  2. Ask for the lender’s requirements in writing.
  3. Gather sales information, renovation plans, leasehold and owners’ association documents.
  4. Compare providers on report acceptance, property knowledge, timing and total cost.
  5. Keep the valuation separate from a building survey. They answer different questions.

A valuation is an evidence-based opinion at a particular time. It does not guarantee that an offer will be accepted or that the property will later sell for the same amount. Read the basics of residential valuation and mortgage valuations.

For international buyers

If you are buying in the Netherlands but are not familiar with local terms, read the guide for expats. Ask your adviser which documents must be in Dutch and who handles any translation or explanation.

A practical note

Beste Taxateur helps you organise information and compare providers. The final requirements for a report or financing decision come from the relevant lender, adviser, municipality or other party.
