# Property valuation costs: what are you paying for?

A practical checklist for comparing valuation costs, including report format, additional work, timing and VAT.

## Look beyond the starting price

Valuation costs vary with the purpose, property, report format, region, urgency and additional work. A low advertised amount may cover something different from the complete report your lender accepts. Comparing like for like is more useful than comparing one headline price.

## Ask every provider these questions

- Is VAT included?
- Which report and validation are included?
- Is the physical inspection included, and what happens if more information is needed?
- Are there surcharges for urgency, an unusual property, leasehold, renting or renovation?
- Do administration, file or cancellation fees apply?
- When will the report be delivered, and when does the stated timescale begin?
- What happens if the lender rejects the report because the instruction was not aligned in advance?
