# Dutch Housing Market Statistics: What They Mean for a Property Valuation

The latest [CBS and Kadaster figures](https://www.cbs.nl/en-gb/news/2026/34/house-prices-up-by-nearly-4-percent-in-july-year-on-year) show that existing owner-occupied homes in the Netherlands were 3.9% more expensive in July 2026 than in July 2025. The price index rose 0.5% between June and July. The Cadastre recorded 22,241 housing transactions in July, 5.0% more than in July 2025.

## The key July 2026 figures

The figures below use different measures. Always read the period, population and definition with the number.

The first five figures come from the monthly CBS and Kadaster release. The NHG figures come from the [official NHG explanation](https://www.nhg.nl/faq/verduurzaming/wat-is-de-nhg-grens-bij-het-treffen-van-energiebesparende-voorzieningen/). These amounts belong to different systems. An NHG limit is a lending rule, not an estimate of the average market value of all homes.

## Why the price index matters more than an average sale price

An average sale price can change because a month contains more expensive homes or more lower-priced homes. The mix of homes sold affects the average. A higher average therefore does not automatically mean that a similar home gained the same amount of value.

DNB’s [Spring 2026 projections](https://www.dnb.nl/en/current-economic-issues/housing-market/) state that expected annual price growth for existing homes in 2026 through 2028 is lower than in the previous year.

The CBS and Kadaster price index is designed to track price movements in existing owner-occupied homes more consistently. The series adjusts for differences in the quality of homes sold in different periods. The [CBS price series](https://www.cbs.nl/en-gb/series/time/prices-of-owner-occupied-dwellings) shows an index level of 156.7 in July 2026, with 2020 = 100.

For one property, these questions remain important:

1. Which homes are genuinely comparable in type, size, location and condition?
2. How close are the transaction dates to the valuation date?
3. Has the local market moved faster or slower than the national average?
4. Are there features that make the home unusual, such as leasehold, a homeowners’ association, an extension or deferred maintenance?

## What the NHG limit has to do with valuation

The NHG limit helps determine whether a mortgage may fall within the conditions of the Dutch National Mortgage Guarantee. In 2026 the standard limit is €470,000. When additional energy-saving measures are financed, a higher limit of €498,200 can apply. The amount above €470,000 must then be used for eligible energy-saving measures. The exact test depends on the rules and the full lending situation.

A valuation report may be relevant to that assessment. NHG explains that, for an existing-home purchase, the lower of the purchase price and the market value in the valuation report can matter. The lender and mortgage adviser assess the complete application. A statistics page cannot replace that assessment.

## What national statistics can mean for one home

National figures are most useful as context. They can support four conversations:

### 1. A conversation about the valuation date

A valuation is tied to a date. The index shows that the national market changed by 3.9% between July 2025 and July 2026. That is a starting point for market research. It is not a percentage to apply to one home without further analysis.

### 2. A conversation about recent comparables

A valuer can compare the national movement with local transactions. In a fast-moving segment, a sale from six months earlier may be less useful than a more recent sale. The quality of the comparison remains more important than one national figure.

### 3. A conversation about borrowing limits

The NHG limit, purchase price, market value and maximum mortgage are different concepts. Anyone buying near €470,000 should check them separately. Borrowing is also constrained by income, interest rates, existing commitments and other lending standards.

### 4. A conversation about property features

A national average says little about an energy label, foundation, renovation, leasehold, homeowners’ association reserves or a special location. These details can affect how a home compares with other sales. Put them on a list of questions and documents before requesting a report.
