# Property valuation for sellers and homeowners

Understand what a valuation can and cannot tell you when selling, owning or refinancing a home in the Netherlands.

## Valuation value is not automatically your asking price

A valuation is an evidence-based assessment for a particular purpose and date. Your asking price and final sale price also depend on presentation, negotiation, market conditions and buyer demand. Treat the valuation as information, not a promise.

## When can a valuation help?

You may consider a valuation or another form of value assessment when preparing to sell, refinancing, dividing assets or dealing with another situation that needs an independent value. Confirm in advance which report the recipient accepts. Mortgage requirements are often different from a sales discussion.

## Prepare the information

Collect details about maintenance, renovations, energy improvements, leasehold, owners’ association and renting. Ask which documents are required and disclose unusual features early. This helps the valuer define the instruction and reduces surprises in cost or timing.
